Do I need a Lead Inspection

If your home was built before 1978 in the state of Maryland, you are required to perform a lead inspection ensure that is complies with Maryland Department of the Environment Lead Safety Standard.

This inspection must be performed by an MDE licensed Lead Inspector.

That depends on the type of certificate you are issued. There are 3 kinds: Full Risk Reduction – This means the interior and/or exterior surfaces of your home contain lead based paint that is not peeling, flaking or airborne. In other words, lead is present in the home within acceptable levels and does not pose a risk to its occupants. This type of certificate must be re-issued each time a tenant moves out, That is every “turnover” Limited Lead Free – The interior of your home is Lead free or all lead has been enclosed. The exterior of your home may contain lead that is not peeling or flaking and does not pose a hazard to occupants. This type of certificate must be renewed every 2 years with an exterior visual inspection. If the certificate expires, the interior will need to be tested as well and a new certificate issued. One Time Lead Free – The interior and exterior of the home are lead free or any lead paint has been fully and safely encapsulated. This certificate will only need to be issued once in the lifetime of the property and will survive a change of ownership. A lead inspection takes approximately 30 minutes to complete a report for a single family home. Multi-Units or Multi—family dwellings and larger single family hoomes may take longer.

Obtain a tracking a number – If you have not already done so, contact the Maryland Department of the  Environment at 410-537-4199 to Obtain a Tracking Number. Your tracking number serves as your “ID number” when doing business with MDE.

Ensure the home is clean and as free of dust, clutter and other debris as possible – your lead inspector will need to easily be able to reach walls, window and door trim/casings, baseboards and other surfaces. Dusty floors can also cause inconclusive test results as they can contaminate samples.

Ensure all surfaces of the interior and exterior of your home are free from flaking, peeling or damaged paint.

Along with your Lead Certificate, you will be provided with a Pamphlet containing instructions on how to register your certificate with MDE. We legally cannot do this on your behalf.

We will typically provide a lead certificate within 1 week if your inspection passes. You will be provided with a Digital Copy by email along with an Original by mail.
